The ingredients
First find a really boring building.
Look at it from all angles - and it is still really boring - with no charm or character. This was to be a golf club where a 9 hole golf course was already functioning.
Take one Mental Hospital - circa 1880 - remove useful parts.
Remove useful parts of an earlier building - say 1860 - Bath stone window surrounds - style Gothic!
A very tall stained glass window - glass and stone - in serious need of repair.
ADD SPECTACULAR VIEWS
View towards the Gower and on a clear day Devon and Lunday island.

Sir John Hill with Pendine in the distance and on the horizon Tenby and Caldy Island
The wildlife - Geese flying over the garden - on a clear day we can see the hills in the distance.
The beach at Llansteffan - looking across the estuary to Ferryside.
